Case Study: Emerson St. House

Price wise, this 1,800 sf house and two garage bays came to $255,000, which includes the architect and structural fees, city fees and demolition. Per square foot price was $134 per square foot.

The conclusion: Renovations tends to be more expensive than new construction or additions, and unless the renovation is confined to just a portion of the house, a whole-house renovation starts to be more efficient, less expensive and more satisfactory in the long run because the end result is a new house.

Clunky stairs, railings and fireplace were typical details of the house
